01. WHAT IS CEDAR GROVE ESTATE?

Cedar Grove Estate is a land subdivision within the suburb of St Leonards – a premium, community focused, up and coming estate of the future.

02. WHAT IS CEDAR GROVE ESTATE’S MASTERPLAN?

Cedar Grove’s masterplan will be rolled out over the next seven years, stage by stage. The masterplan consists of several stage releases of premium home blocks, proposed inner residential terrace and cottage blocks as well as proposed multi story residential units. Home sites will vary in size ranging from 300m2 through to 900m². The estate will include parklands and public transport access. Also proposed is a neighborhood commercial precinct with shopping, lifestyle and restaurants for all.

03. WHAT LOTS ARE AVAILABLE RIGHT NOW?

There are 9 remaining titled blocks in Stage 1 and 48 Blocks currently under construction due to complete early 2025. See lot plan for sizes.

04. WILL THE BLOCKS HAVE SERVICES INCLUDED?

Yes, services are included with all blocks (power, water, sewer, stormwater and NBN).

05. WILL THE POWER BE UNDERGROUND OR OVERHEAD?

Power to all blocks will be underground.

06. WHAT ARE THE RESIDENTIAL LOTS ZONING?

All blocks are current zoned general residential.

07. ARE THERE ANY EASEMENTS?

Yes, there are easements for the supply of utility services. Easements should not pose a problem for building and design. See specific lot contract for details.

08. ARE THERE ANY COVENANTS?

Yes, covenants are detailed in the Contract of Sale or are available from the selling agent. Covenants are in place to protect and enhance the long-term value of the estate. These come in the form of building guidelines. The covenants make sure the suburb has a cohesive look and style.

09. WHAT ARE COVENANTS?

10. WILL THE BLOCKS BE FENCED?

No, the blocks will not be fenced. Individual fencing will be the responsibility of block owners and their adjoining neighbours. During the selling period, where the developer is the owner of an adjoining block, they will not financially contribute to fences. Block owners will need to seek contribution from future adjoining neighbours. Fencing materials are as per the specified Planning Consents and covenants, and requirements and restrictions in- line with council regulations.

11. WILL THE BLOCKS HAVE CROSSOVER DRIVEWAYS?

Yes, crossover driveways will be the responsibility of the developer.

12. WILL THE SUBDIVISION INCLUDE SEALED ROADS, KERBS AND GUTTERS?

Yes, the subdivision will have sealed roads, kerbs and gutters.

13. WILL THE SUBDIVISION INCLUDE FOOTPATHS?

Footpaths apply only to specified locations. See the Planning Consent for each stage for further details.

14. WILL THE SUBDIVISION INCLUDE NATURE STRIPS? AND WHO IS RESPONSIBLE FOR UPKEEP?

Yes, all blocks will have nature strips between the blocks’ front boundary and the road. Maintenance of the nature strips will be the responsibility of block owners. Some will include semi-established tree planting to ensure a beautiful green feel.

15. DO I HAVE A CHOICE OF WHO DESIGNS AND BUILDS MY HOME?

Yes, you can have any architect/draftsperson design your home, and any registered builder turn it into a reality! We can recommend a selection of reputable local firms if you require it. You can also build kit homes. We do have a selection of prescreened builders that we are happy to suggest to you.

16. ARE THERE MULTI DWELLING UNIT SITES WITHIN THE ESTATE?

We have multi-dwelling/unit sites proposed to be available around the neighborhood activation centre in future stages, however, this is yet to be confirmed. Blocks will be single dwelling residences in the first few stages of Cedar Grove Estate.

17. HOW DO PURCHASERS IDENTIFY THE BLOCK SIZES AND LOCATIONS ONSITE?

Blocks will be pegged-out. When onsite, you will see the surveyor pegs that define each block. Alternatively you can contact the sales agent for a site visit.

18. ARE THERE ANY EXTRA FEES PAYABLE TO LIVE IN CEDAR GROVE?

No, the land is Torrens title and the only fees are the usual council rates, general services, and statutory land tax if not a primary residence.

19. IS THERE A PARK IN THE ESTATE?

Cedar Grove will have 2 large parks and several spot green zones throughout the estate. The main park will be over two acres with a nearby watercourse. It will be a lovely place to relax and have fun with friends and family. See the masterplan map to view its location.

20. ARE THERE SHOPS IN THE ESTATE?

Shops and services are proposed to be constructed within the estate at a future stage at the position indicated on the masterplan. This is subject to council’s and planning commission approval.

21. WHAT OTHER AMENITIES ARE THERE IN THE AREA?

St Leonards features a wide selection of services and facilities including tradespeople, multiple schools, childcare, sports grounds, general services, retail stores and aged care facilities. The Northern Hockey Centre & Athletics facility along with BMX club. There are many shops in nearby St Leonards including a bakery, pub, bottle shop, takeaway and café, Vet, Australia Post, TAB, hairdresser and IGA supermarket. 03 Newstead’s shopping precinct is also close-by, just 2km (2-4 minutes by car).

22. HOW MANY ENTRIES AND EXIT POINTS WILL THERE BE IN CEDAR GROVE ESTATE?

Over time as the land surrounding Cedar Grove improves there will be multiple entry and exit points to and from the estate.

23. WILL CEDAR GROVE BE ON THE BUS ROUTE?

Yes, Metro Bus has been contacted and are making allocations for bus stops through the centre of the Estate. Roads will be widened to accommodate this service.

24. HOW FAR IS IT TO LAUNCESTON CBD?

It’s only three traffic lights and a 7-minute drive (approx. 4.5km) to Launceston CBD and Brisbane Street Mall.

25. HOW FAR IS IT TO LAUNCESTON AIRPORT?

Launceston Airport is a short 15-minute drive or 14.7km.

26. WILL PURCHASERS BE BUYING A BLOCK WITH THE TITLE ISSUED?

Purchasers buying a block within Cedar Grove are subject to final registration by Land Titles Office. All blocks are offered for sale as unregistered, with the exception of stage 1 that is titled now. Purchasers have the opportunity to secure their dream block now, with the payment of a deposit. The balance is due at the completion of each stage once titles are issued. This extended period gives purchasers plenty of time to sort their finances, organise their lives, and plan the building of their dream home.

27. WHAT ARE THE DETAILS BEHIND SECURING ONE OF THE BLOCKS WITH A DEPOSIT?

On securing your preferred block, and exchange of contracts, purchasers are required to pay a deposit which is an agreed % of the agreed purchase price. It’s best to speak with your agent about this.

28. CAN I PURCHASE MORE THAN ONE BLOCK?

Yes, there are no purchasing limitations.

29. WHEN WILL TITLES BE ISSUED FOR EACH STAGE LAND RELEASE?

Titles for stage 1 have been issued. Stage 4 is currently under construction and civil works should complete in the first half of 2025. Once Construction is finalised Registration and block titles will be issued shortly afterwards.

30. ARE THERE ANY OTHER DETAILS WITH THE TIMING OF TITLING AND SETTLEMENT?

Each of the lots will be registered as an individual lot within the staged subdivision. From the time the developer receives the individual titles, the purchaser will have 21 days to settle and complete.

31. CAN THE BLOCKS I PURCHASE CHANGE IN SIZE?

No, the developer has advised that amendments to the submitted masterplan are unlikely, given they have complied with minimum block sizes, setbacks, and building envelopes as per council guidelines and approval. The developer, however, reserves the right to minor variations without notification. Please see ‘Special Conditions’ in the Contract of Sale.

32. ARE ANY BLOCKS ALLOCATED TO AFFORDABLE HOUSING SCHEMES WITHIN THE ESTATE?

No, there is no allocation for this type of housing within the estate.

33. ONCE SETTLED, WILL PURCHASERS BE REQUIRED TO COMPLETE CONSTRUCTION WITHIN A TIMEFRAME?

No, there are no timelines for construction completion; however, purchasers should enquire with Launceston City Council.
